Burnaby Commercial Flat Roofing

Burnaby has a broad mix of commercial, industrial, strata and multi-family buildings, many with flat roofing systems that have been in service for very different lengths of time.

Some roofs may still be performing well but need regular maintenance. Others may be showing signs of membrane movement, drainage problems, deteriorated details or years of previous repairs.

At Flat Roofing Insights, we bring more than 33 years of flat roofing experience to roof inspections, maintenance, repairs and replacement planning.

The starting point is understanding the condition of the existing roof and deciding what actually needs attention now, what can be maintained and what may need to be planned for in the future.

Understanding the Condition of an Existing Flat Roof

A flat roof should be looked at as a complete system.

The condition of the main membrane is important, but so are the drains, parapets, flashings, penetrations, seams, mechanical equipment and previous repairs.

Flat Roof Assessment

1 + 3 =

A roof inspection may identify:

  • Membrane deterioration or damage
  • Drainage problems and blocked drains
  • Ponding water
  • Membrane movement or tenting
  • Failed seams or laps
  • Deteriorated sealants
  • Loose or exposed fasteners
  • Problems around curbs and penetrations
  • Organic growth and accumulated debris
  • Previous repairs requiring further attention

Looking at these areas together provides a much better picture of how the roof is performing.

Burnaby Flat Roof Maintenance

Preventative maintenance can make a significant difference to a roof that is otherwise still serviceable.

One of the most common issues we see is simply a lack of regular attention.

Drains become obstructed. Moss and organic debris accumulate. Sealants deteriorate. Previous repairs begin to fail. Small membrane defects remain unnoticed.

None of these automatically means the roof needs replacing.

Where the existing roof remains serviceable, identifying and correcting these deficiencies can help protect the roof and reduce the likelihood of unexpected problems developing during periods of heavy rain.

Flat Roof Repairs

Repairs should be based on the roof system that is already in place.

An EPDM roof requires different repair materials and techniques from an SBS, TPO or PVC roof.

Before carrying out a repair, we want to understand what has failed and why.

Simply covering an existing problem with another patch or applying sealant without properly preparing and assessing the area can create a temporary repair rather than a long-term solution.

Where targeted repairs make sense, they can often extend the useful service life of an existing commercial roof without prematurely replacing the entire system.

When Should a Flat Roof Be Replaced?

Roof replacement should be based on condition rather than age alone.

A well-maintained older roof may still have useful service life remaining, while a younger roof with widespread deterioration, trapped moisture or recurring failures may require more significant work.

When considering replacement, we look at factors including:

  • Overall membrane condition
  • Frequency and extent of previous repairs
  • Moisture within the roof assembly
  • Insulation condition
  • Drainage
  • Flashings and perimeter details
  • Recurring leak history
  • The cost of continuing to maintain the existing roof

Depending on the existing building and roof assembly, replacement options may include:

Commercial, Industrial, Strata & Multi-Family Properties

Our Burnaby flat roofing services are suited to:

Commercial buildings
Strata properties
Multi-family buildings
Industrial and warehouse properties
Retail properties
Property management portfolios

Whether the requirement is an individual repair, preventative maintenance, a roof condition assessment or planning for eventual replacement, the objective is the same: understand the existing roof before deciding what to do with it.

Real Flat Roof Conditions in Burnaby

During an inspection of this ballasted EPDM commercial roof in Burnaby, several conditions were identified that needed attention as part of an ongoing maintenance programme.

Individually, these types of deficiencies may appear relatively minor. Together, they demonstrate why commercial flat roofs should be inspected regularly rather than waiting for a leak to develop.

EPDM Tenting at the Parapet

The EPDM membrane was showing visible tenting along the base of the parapet.

EPDM membranes can move and contract over time. When the membrane begins pulling away from the perimeter, additional stress can be placed on the membrane and associated detailing.

This type of movement should be addressed before it progresses further or begins affecting adjoining roof details.

Keeping Roof Drains Clear

Roof drains are one of the first areas we check during a commercial roof inspection.

On a ballasted roof, stones, dirt and organic material can gradually migrate towards drainage areas. Keeping the drain and surrounding area clear allows water to move freely from the roof and also makes it easier to inspect the membrane immediately around the drain.

As part of preventative maintenance, the drainage area should be checked and cleared where required.

Deteriorated Metal Capping Joint

The metal parapet capping also had a joint where the existing sealant had deteriorated and separated.

Metal capping joints are exposed to continual movement and weathering. As sealants age, they can lose adhesion, crack or separate from the adjoining metal.

These details should be checked during routine roof maintenance and resealed where necessary.

Moss and Organic Growth

Significant moss and organic growth had developed within the stone ballast along sections of the parapet.

Ballasted roofs can trap dirt and organic material between the stones, creating conditions where moss and vegetation can gradually establish.

Apart from restricting inspection of the membrane beneath, this buildup can retain moisture and make it more difficult to identify developing problems around perimeter details.

The affected areas should be carefully cleared so the EPDM membrane and surrounding details can be properly inspected.

What We Recommended

The conditions identified did not automatically mean that the roof required replacement.

The priority was preventative maintenance. This included clearing and checking drainage areas, removing moss and organic debris, addressing membrane tenting and repairing deteriorated perimeter details.

Once these areas are cleaned and accessible, the underlying membrane can also be properly inspected and any additional deficiencies prioritised.

This is exactly where planned maintenance can make sense on an existing commercial roof. The objective is to deal with developing problems while they are still manageable and continue monitoring the overall condition of the roofing system.

FAQ

How often should a commercial flat roof in Burnaby be inspected?

Inspection frequency depends on the age, condition and type of roof, but regular inspections can help identify drainage problems, membrane movement, deteriorated details and developing repairs before they become larger problems.

Can moss and vegetation damage a flat roof?

Organic growth should not be allowed to accumulate. Moss, vegetation and debris can restrict drainage, retain moisture and make it difficult to properly inspect the membrane and roof details beneath or around the affected areas.

Can EPDM membrane tenting be repaired?

Localised EPDM tenting can sometimes be repaired, but the cause and extent of the membrane movement should be assessed first. The condition of the perimeter attachment, membrane and surrounding details all need to be considered.

Does an older EPDM roof automatically need replacing?

No. Age is only one factor. The overall membrane condition, seams, perimeter details, drainage, previous repairs and any evidence of moisture within the roof assembly should be considered before deciding whether maintenance, repair or replacement makes sense.
