North Vancouver Commercial Flat Roofing

North Vancouver has a wide mix of commercial, strata and multi-family buildings, many of them exposed to prolonged periods of wet weather and surrounded by trees and vegetation.

For flat roofs, that makes regular inspection and drainage maintenance particularly important. Leaves, needles, moss and organic debris can accumulate around drains, scuppers, corners and rooftop equipment, while smaller membrane or flashing deficiencies may remain unnoticed until persistent rain exposes them.

At Flat Roofing Insights, we bring more than 33 years of flat roofing experience to inspections, repairs, preventative maintenance and roof replacement planning.

The aim is straightforward: understand the condition of the roof, identify what needs attention and help building owners and property managers plan the work before smaller problems become more difficult to manage.

Flat Roof Drainage in North Vancouver

Water needs a clear route off a flat roof.

Leaves, needles, moss and other organic debris can restrict drains and scuppers. Even partial restrictions can slow drainage and increase the amount of time water remains on the roof.

Flat Roof Assessment

9 + 1 =

During an inspection, drainage areas should be checked along with the surrounding membrane and flashings. Signs of previous ponding can also help identify areas that deserve closer attention.

Keeping drainage clear is one of the simplest parts of preventative roof maintenance, but it can easily be overlooked when a roof is rarely accessed.

Roof Details Deserve Close Attention

The main field of a flat roof is only part of the roofing system.

Many problems develop around details such as:

  • Parapets and perimeter flashings
  • Roof drains and scuppers
  • Mechanical curbs
  • Pipe and service penetrations
  • Membrane seams and laps
  • Previous repairs
  • Metal capping
  • Sealant joints

These areas are exposed to movement, weather and regular changes in temperature.

A roof can therefore appear generally serviceable while individual details are beginning to deteriorate.

Preventative Maintenance Before the Wettest Weather

Preventative maintenance gives building owners an opportunity to address manageable deficiencies before they become active leaks.

Depending on the roofing system and its condition, this can include clearing drainage areas, removing accumulated debris, repairing local membrane defects, checking flashings and resealing deteriorated details.

The objective is not to carry out unnecessary repairs. It is to identify what actually requires attention and prioritise the work accordingly.

Investigating Flat Roof Leaks

Where water appears inside a building is not always directly below the point where it entered the roof.

Water can travel within the roof assembly or along structural and building components before becoming visible internally.

Leak investigation therefore involves more than simply inspecting the roof immediately above an internal stain. The surrounding membrane, penetrations, flashings, drainage and rooftop equipment may all need to be considered.

Repair, Maintain or Replace?

Not every ageing roof needs immediate replacement.

If the membrane and underlying roof assembly remain serviceable, targeted repairs and preventative maintenance may provide additional useful life.

However, recurring leaks, widespread deterioration, wet insulation or an increasing number of repairs can change that calculation.

A proper roof assessment should help establish whether continued maintenance makes sense or whether it is time to begin planning for replacement.

EPDM Roof Upgrade for New Rooftop Equipment in North Vancouver

Commercial roofs often need to be modified during the life of the building as mechanical equipment is replaced or upgraded.

On this ballasted EPDM roof in North Vancouver, new rooftop equipment required additional roofing work, including a new curb for an RTU and sleepers to support smaller air-conditioning equipment.

Rather than simply placing the new equipment onto the existing roof, the locations were set out first so the new details could be properly incorporated into the existing roofing system.

Setting Out the New Equipment

Before the new roof details were installed, the locations of the equipment, curb and supports were measured and marked on the existing roof.

This allows the roofing and mechanical work to be coordinated before the roof is opened or altered.

Preparing the Roof for the New Curb

Once the position had been established, the ballast was moved away and the work area exposed.

The new curb location was then laid out ready for the roof assembly to be modified and the curb incorporated into the existing roofing system.

Installing the New RTU Curb

The new curb provides a properly formed location for the rooftop unit while allowing the roofing membrane to be detailed around the penetration.

Roof curbs need to be considered as part of the roofing system. Introducing new mechanical equipment without properly addressing the waterproofing around it can create potential weak points in an otherwise serviceable roof.

New Sleepers for Smaller A/C Equipment

Additional sleepers were also installed to support smaller air-conditioning equipment.

The sleepers were incorporated into the existing EPDM roof and waterproofed before the equipment was installed.

Coordinating Roofing and Mechanical Upgrades

This type of work shows why roofing should be considered whenever new mechanical equipment is being installed on an existing flat roof.

New RTUs, air-conditioning equipment, pipework and electrical services can require additional supports or penetrations through the roofing system.

Planning these details before the equipment is installed allows the roofing work to be completed properly and helps maintain the integrity of the existing roof.

FAQ

How often should a commercial flat roof be inspected?

The appropriate frequency depends on the roof, its age, condition and use. Regular inspections are particularly useful before and after periods of severe weather and for buildings where roof drainage can be affected by surrounding vegetation.

Why is drainage important on a North Vancouver flat roof?

Leaves, needles, moss and other debris can collect around drainage areas. Keeping drains and scuppers clear helps water leave the roof as intended and allows the surrounding roofing details to be properly inspected.

Can a commercial flat roof be repaired instead of replaced?

Often, yes. Localised deficiencies can frequently be repaired when the remainder of the roof is still serviceable. The overall condition of the membrane and roof assembly should be considered before deciding between further maintenance and replacement.

Do you inspect strata and multi-family flat roofs in North Vancouver?

Yes. Commercial, strata and multi-family flat roofs can be assessed for membrane condition, drainage, flashings, penetrations, previous repairs and other visible deficiencies.
