Surrey Commercial Flat Roofing

Surrey has a wide mix of commercial, industrial, retail, strata and multi-family buildings, with flat roofing systems that vary considerably in age, construction and condition.

A roof may have been performing without any obvious problems for years before the first leak appears. Others may already have a history of repairs, drainage problems or recurring defects that need a more detailed look.

At Flat Roofing Insights, we bring more than 33 years of flat roofing experience to inspections, repairs, preventative maintenance and roof replacement planning.

The aim is not simply to find something to repair. It is to understand why the problem is happening and what makes sense for the roof as a whole.

Finding the Source of a Roof Problem

Where water appears inside a building is not necessarily where it entered the roof.

Water can travel beneath a membrane, through insulation or along other parts of the roof assembly before eventually becoming visible inside.

Flat Roof Assessment

6 + 8 =

This is one reason repeated repairs around the same general area do not always solve a leak.

An inspection may include checking:

  • Membrane condition
  • Seams and laps
  • Roof drains and scuppers
  • Curbs and penetrations
  • Parapets and perimeter details
  • Previous repairs
  • Flashings and sealants
  • Ponding areas
  • Signs of membrane movement or blistering
  • Areas where further investigation may be required

The objective is to build a clearer picture of the roof before recommending what happens next.

Targeted Flat Roof Repairs

Many commercial roofs develop individual deficiencies while the majority of the roofing system remains serviceable.

In those situations, targeted repairs can make considerably more sense than premature replacement.

Depending on the roof system and condition, repairs may involve membrane defects, failed seams, deteriorated flashings, penetrations, drainage areas, previous patches or other vulnerable details.

The important part is using materials and repair methods that are compatible with the existing roofing system.

Planned Maintenance for Commercial Roofs

Larger commercial and strata roofs can contain dozens of penetrations, drainage points, mechanical units and perimeter details.

Small problems are easily missed when nobody is regularly looking at the roof.

Planned maintenance provides an opportunity to clear drainage areas, identify developing deficiencies and prioritise repairs before they become more disruptive or expensive.

It can also help property managers build a record of the roof’s changing condition rather than starting from scratch every time a leak occurs.

Repair, Maintain or Replace?

This is one of the most important decisions with an ageing commercial roof.

Roof age matters, but it should not be the only consideration.

The extent of deterioration, frequency of previous repairs, condition of the membrane and flashings, drainage, evidence of moisture within the assembly and expected remaining service life should all be considered.

A serviceable roof may benefit from several more years of planned maintenance. A roof with widespread deterioration or recurring problems may require a different approach.

Understanding the difference can prevent money being spent repeatedly on a roof that is no longer economical to maintain.

Flat Roofing Systems

Commercial and multi-family properties in Surrey can have a variety of flat roofing systems, including:

Commercial, Industrial, Strata & Multi-Family Properties

Our Surrey flat roofing services are suited to a wide range of properties, including commercial buildings, warehouses and industrial properties, retail buildings, strata developments, multi-family properties and property management portfolios.

Whether the requirement is investigating a leak, dealing with specific deficiencies, establishing a maintenance programme or planning a future reroof, the starting point should be understanding the existing roof.

Real Flat Roof Conditions in Surrey

SBS Roof Defects and Previous Repairs

Flat roof inspections often uncover very different problems, even on roofs that may still have useful service life remaining.

These examples are from commercial flat roofs inspected in Surrey and show some of the conditions we regularly look for when assessing SBS and EPDM roofing systems.

SBS Membrane Blistering

A significant blister was identified in the field of this SBS roof between two membrane seams.

Blistering can occur for several reasons, and the condition needs to be assessed rather than simply ignored. In this case, the size and location of the blister meant it was something that should be addressed promptly.

A raised blister is also more vulnerable to damage than membrane that remains properly bonded and flat, particularly where there is regular foot traffic or maintenance activity on the roof.

EPDM Tenting at the Parapet

On this ballasted EPDM roof, the membrane was visibly tenting where the field membrane transitioned into the parapet.

EPDM can move and contract over time. Where the membrane begins pulling away from an upstand or perimeter detail, it places additional stress on the membrane and associated detailing.

This type of condition should be investigated before it develops further, particularly at corners, changes in direction and other vulnerable perimeter locations.

Organic Growth on a Ballasted EPDM Roof

A substantial amount of organic growth had developed within the ballast at the corner of this EPDM roof.

Ballasted roofs can collect dirt and organic material between the stones. If it is allowed to build up, moss and vegetation can establish and eventually make it difficult to properly inspect the membrane and perimeter details beneath.

The area should be carefully cleared so the underlying EPDM membrane and associated detailing can be properly assessed.

Poorly Sealed EPDM Lap

An EPDM membrane lap was also identified that had not been properly sealed.

Seams and laps are important details on any single-ply roofing system. An inadequately sealed lap can create a potential route for water entry and should be corrected using repair materials and methods compatible with the existing EPDM system.

Problems like this are one reason inspections should include the roof details and seams, rather than simply looking across the general field of the membrane.

Why These Details Matter

None of these conditions automatically means that an entire roof needs replacing.

What they do show is why regular roof inspections matter. A blister on an SBS roof, membrane movement at an EPDM parapet, organic growth within ballast and an inadequately sealed lap are very different deficiencies and require different approaches.

The first step is identifying what is actually happening. From there, repairs and maintenance can be prioritised based on the condition of the roof rather than waiting for an active leak to determine when something gets looked at.

FAQ

How do you find the source of a flat roof leak?

The location where water appears inside a building does not always identify where it entered the roof. An inspection may involve checking the membrane, seams, flashings, penetrations, drainage areas and previous repairs to identify likely points of water entry and determine whether further investigation is required.

Can blistering on an SBS roof be repaired?

Some localised SBS membrane blisters can be repaired, but the cause and condition of the surrounding roof should be investigated first. Widespread blistering or other underlying problems may require a different approach.

Is preventative maintenance worthwhile on a commercial flat roof?

Yes, where the existing roof remains serviceable. Regular inspections, keeping drainage areas clear and correcting smaller deficiencies can help reduce unexpected problems and provide better information for future repair and replacement planning.

When should a commercial flat roof be replaced rather than repaired?

There is no single age at which every flat roof should be replaced. The decision should consider the condition of the membrane and flashings, extent of deterioration, moisture within the assembly, repair history and whether continued repairs remain economically sensible.
