Vancouver Commercial Flat Roofing

Flat roofs are common across Vancouver’s commercial, strata and multi-family buildings, but no two roofs are quite the same.

Different roof systems, building ages, previous repairs, drainage layouts and maintenance histories all affect how a roof performs. Vancouver’s prolonged periods of rain can also expose relatively small deficiencies that may have gone unnoticed during drier weather.

At Flat Roofing Insights, we bring more than 33 years of flat roofing experience to roof inspections, maintenance, repairs and replacement planning.

Our approach is straightforward. Understand the condition of the roof first, then decide what actually needs to be done.

Commercial Flat Roof Inspections in Vancouver

A roof does not have to be leaking to have problems.

Regular inspections can identify developing deficiencies before they result in water entering the building. They also give property managers and building owners a clearer understanding of the roof’s overall condition and what should be budgeted for.

During an inspection, we may look at:

  • Overall membrane condition
  • Roof drains, scuppers and drainage areas
  • Ponding water
  • Seams and laps
  • Parapets and perimeter details
  • Curbs and roof penetrations
  • Previous repairs and patches
  • Flashings and sealants
  • Signs of membrane movement or deterioration
  • Areas requiring further investigation

Where appropriate, photographs can be used to document deficiencies and help prioritise recommended work.

Finding and Repairing Roof Leaks

Not every roof problem requires a new roof.

If the existing system remains serviceable, targeted repairs can often be the most practical approach.

The important part is finding the actual problem and repairing it with materials and methods appropriate for the existing roof system.

Roof drains and the surrounding membrane should be checked during routine inspections.

Water does not always appear inside a building directly below the point where it entered the roof. It can travel within or beneath a roof assembly, which is why simply applying sealant above an interior water stain does not necessarily solve the problem.

A proper investigation comes first.

Preventative Roof Maintenance

Some of the most expensive flat roof problems begin as relatively minor deficiencies.

Blocked drains are a good example.

Debris around roof drains can restrict drainage and should not be allowed to accumulate.

Leaves, moss and other debris can restrict drainage and allow water to accumulate. A small membrane defect that might not cause an immediate problem in dry weather can become much more significant during prolonged rainfall.

Planned maintenance can include clearing drainage areas, inspecting vulnerable details and dealing with smaller deficiencies before they develop into larger repairs.

For strata and commercial properties, it also provides useful information for future maintenance and capital planning.

When Is It Time to Replace the Roof?

Eventually, every roof reaches the point where further repairs and maintenance stop making financial sense.

The decision to replace a roof should not be based on age alone.

We look at the condition of the membrane, frequency and extent of previous repairs, evidence of moisture within the assembly, insulation, drainage, flashings and the overall performance of the existing system.

Depending on the building and existing assembly, replacement options may include:

The objective is not simply to specify a new membrane. It is to determine what roofing approach makes sense for the building.

SBS Commercial Roof Inspection & Maintenance, Vancouver

During an inspection of this commercial SBS flat roof in Vancouver, it was clear that preventative maintenance had been limited for some time.

One of the biggest concerns was drainage. Several roof drains were heavily obstructed with moss, vegetation and organic debris, with standing water visible around some drainage areas.

The inspection also identified localised membrane blistering, areas of granule loss, deteriorated sealant at metal capping joints and debris accumulated around roof perimeters and rooftop equipment.

What We Recommended

Rather than jumping straight to roof replacement, the first priority was maintenance.

The recommendation was to clear the roof drains on the upper and lower roofs, remove moss and organic debris, clean the affected areas and then properly inspect the membrane once those areas were accessible. Repairs could then be prioritised, including localised blister repairs and other deficiencies identified during the maintenance work.

This is a good example of why regular commercial roof maintenance matters. A roof can have a number of localised problems without necessarily needing complete replacement. Finding those issues, keeping the drainage system clear and dealing with smaller deficiencies early can help protect the existing roof and provide a much clearer picture of its condition.

FAQ

How often should a commercial flat roof in Vancouver be inspected?

Regular inspections can help identify drainage problems, membrane damage and deteriorating details before they result in leaks. Inspection frequency should reflect the roof’s age, condition, system and maintenance history, with additional checks often worthwhile after significant weather events.

Does a leaking commercial flat roof need to be replaced?

Not necessarily. A localised leak may be repairable if the majority of the roof remains in serviceable condition. The roof should be inspected to determine the source of the water and the overall condition before deciding between repair and replacement.

Can an older commercial flat roof be maintained instead of replaced?

In some cases, yes. Targeted repairs and preventative maintenance can extend the useful life of a serviceable roof. If deterioration or moisture is widespread, however, continued repairs may no longer be economical.

What flat roofing systems are commonly used on Vancouver commercial buildings?

Commercial and multi-family buildings can use several systems, including SBS modified bitumen, TPO, PVC, EPDM and built-up roofing. The appropriate repair or replacement approach depends on the existing assembly and the requirements of the building.
