Whistler Commercial Flat Roofing

Commercial, strata and multi-family properties in Whistler can have a variety of flat and low-slope roofing systems, including SBS modified bitumen, EPDM, TPO and PVC.

A roof can look reasonably good when viewed across the main field, but that does not necessarily mean all the waterproofing details have been completed correctly.

Upstands, corners, membrane laps, wall transitions, penetrations and metal trim details are some of the areas that need to be checked closely during a roof inspection.

At Flat Roofing Insights, we bring more than 33 years of flat roofing experience to commercial roof inspections, leak investigation, repairs, preventative maintenance and replacement planning.

Looking Beyond the Main Roof Area

One of the most important parts of a flat roof inspection is looking beyond the main field of the membrane.

Flat Roof Assessment

A large section of roofing may appear serviceable while relatively small deficiencies exist around the perimeter or at changes in level.

These details can include:

  • Upstands
  • Inside and outside corners
  • Membrane side laps
  • Wall transitions
  • Window and door details
  • Metal trims
  • Penetrations
  • Termination details

These are exactly the areas where experience becomes important during an inspection.

SBS Roof Inspections in Whistler

SBS modified bitumen is a robust flat roofing system, but the performance of the roof depends on more than the main membrane.

The detailing around upstands, corners and transitions needs to be properly formed and sealed.

During an inspection, we look for areas where membrane laps have lifted, detailing has not been completed properly or the membrane has simply been taken into an upstand without the additional detailing we would normally expect.

Small workmanship deficiencies may not immediately result in a leak, but they can become vulnerable areas as the roof ages.

Roof Upstands and Perimeter Details

Upstands are particularly important because they form the transition between the horizontal roof surface and vertical walls, curbs or other building components.

The membrane needs to remain properly secured and watertight through that change in direction.

Corners require particular attention.

Poorly formed corners, insufficient membrane detailing or unsealed edges can create potential routes for water penetration.

Membrane Laps and Seams

The laps between sections of membrane form part of the waterproofing system.

During an inspection, these areas should be checked for:

  • Open laps
  • Poor adhesion
  • Incomplete sealing
  • Movement
  • Small openings
  • Deterioration at membrane edges

A small opening in a lap can be easy to overlook when walking the main roof area, which is why close inspection of the detailing is important.

Preventative Roof Maintenance in Whistler

Regular inspections give building owners and property managers an opportunity to identify these types of deficiencies before they develop into larger problems.

Maintenance can include checking and addressing membrane laps, upstands, penetrations, drainage areas and previous repairs.

It also provides an opportunity to keep a photographic record of roof condition and monitor areas that may require attention in the future.

Repairing Localised Roof Deficiencies

Finding deficiencies during an inspection does not automatically mean that the complete roof needs replacing.

If the main roofing system remains serviceable, localised detailing problems can often be addressed individually.

The important part is identifying all of the affected areas rather than simply repairing the first obvious defect.

Flat Roofing Systems in Whistler

Commercial, strata and multi-family properties in Whistler can use several different flat roofing systems, including:

Each system has different detailing, inspection, maintenance and repair requirements.

Understanding what roofing system is installed is the starting point for determining how deficiencies should be addressed.

Commercial, Strata & Multi-Family Roofing in Whistler

Our Whistler roofing services are suitable for:

  • Commercial buildings
  • Strata properties
  • Multi-family developments
  • Hotels and accommodation properties
  • Retail properties
  • Property management portfolios

Whether the requirement is a roof inspection, leak investigation, targeted repair, preventative maintenance or replacement planning, the first step is understanding the actual condition of the existing roof.

SBS Roof Inspection in Whistler

This Whistler inspection is a good example of why we look closely at the detailing rather than simply walking the main roof area.

From a general view, the SBS roof membrane appeared reasonably straightforward.

Closer inspection, however, identified several areas where the original detailing and membrane installation required attention.

Incomplete Upstand Detail

At the window upstand, the membrane detailing had not been properly completed.

The membrane and surrounding material showed deterioration and an area where the waterproofing detail was not finished as we would expect.

This creates a vulnerable area directly below the window and should be properly addressed rather than simply covered with additional sealant.

Poorly Detailed Upstand Corner

The corner of the upstand was also not properly detailed.

Corners are one of the areas we pay particular attention to because several membrane sections and changes in direction come together in a relatively small area.

The existing detail showed an opening and inadequate finishing at the corner.

Side Lap Not Properly Sealed

Another area showed a membrane side lap that had not remained properly sealed.

The lap had lifted sufficiently to create a visible opening between the membrane layers.

Even though the opening may appear relatively small, laps form part of the waterproofing system and should remain fully sealed.

Open Membrane Detail at the Metal Trim

Closer inspection of the metal trim identified another deficiency.

The membrane joint beneath the trim had not been properly sealed, leaving a visible opening.

This is exactly the type of small detail that can easily be missed during a quick visual inspection of the roof.

Insufficient Stripping at the Wall Upstand

Along the right-hand wall, the membrane had effectively been taken directly from the main roof area and up the vertical detail.

There was no separate reinforcing or stripping detail evident at this transition.

The main field membrane may look acceptable, but transitions like this should be checked closely because movement is concentrated where the roof changes from horizontal to vertical.

What This Whistler Roof Inspection Demonstrated

This is a good example of why a roof should not be judged simply by standing back and looking across the main membrane.

The main roof area appeared relatively straightforward, but closer inspection identified several deficiencies:

  • Incomplete upstand detailing
  • Poorly formed corner detailing
  • An open side lap
  • An unsealed membrane joint at the metal trim
  • A wall transition without a separate stripping detail

None of these required us to exaggerate the condition of the complete roof.

They simply needed to be identified, documented and addressed correctly.

That is what a proper roof inspection should do.

FAQ

What areas should be checked during an SBS roof inspection?

The main membrane should be inspected along with laps, upstands, corners, penetrations, drainage areas, wall transitions, metal trims and previous repairs. Small detailing deficiencies can sometimes be more important than the appearance of the main roof field.

Can an open SBS membrane lap be repaired?

In many cases, localised lap deficiencies can be repaired if the surrounding membrane remains serviceable. The area should first be properly inspected to determine why the lap has opened and whether other nearby laps are affected.

Does poor roof detailing mean the whole roof needs replacing?

Not necessarily. Localised workmanship or detailing deficiencies can often be corrected without replacing an otherwise serviceable roofing system. The overall condition of the roof needs to be considered.

Why are upstands and corners important on a flat roof?

These areas involve changes in direction and additional membrane detailing. Poorly formed or inadequately sealed transitions can create vulnerable points in the waterproofing system.
