Flat Roofing Systems: Real-World Guides, Comparisons & Field Experience
Last Updated: October 2026
Flat Roofing Insights Has Grown
This page was originally built around my main TPO, SBS, EPDM and PVC roofing guides. Since then, Flat Roofing Insights has grown considerably.
I've continued developing the system guides, but I've also put much more emphasis on real roof inspections, common flat roof problems, maintenance, repairs and examples from roofs I've encountered in the field.
I've also developed dedicated British Columbia resources covering Metro Vancouver, the Fraser Valley and Sea-to-Sky, alongside the wider Canada, USA and UK roofing guides.
The purpose of this page remains the same: to bring the main flat roofing system information together in one place so you can compare your options and better understand how different systems perform in real conditions.
Start with the main system that applies to your building:
- TPO Roofing Ultimate Guide – Installation methods, seam welding, system design, common problems, maintenance considerations and where TPO can make sense for commercial flat roofs.
- SBS Roofing Systems Guide – A detailed look at SBS modified bitumen, including torch-applied and self-adhered systems, cold-climate performance, common deficiencies and practical installation considerations.
- EPDM Roofing Guide – EPDM membrane systems, seams, perimeter detailing, ballasted and fully adhered installations, maintenance and some of the problems I commonly encounter in the field.
- PVC Roofing Guide – PVC membrane roofing, welded seams, chemical resistance, installation considerations, maintenance and situations where PVC may be worth considering.
Below you'll also find system comparisons, cold-climate information, installation resources, maintenance guides, common roof problems and other practical information to help you understand your options.
I'm Peter Coscolin, founder of Flat Roofing Insights. My career in flat roofing began in London in 1990, and over the decades since I've worked across installation, repairs, inspections, maintenance, sales and commercial roofing.
Today I work professionally with commercial flat roofing in British Columbia, while Flat Roofing Insights is where I share practical information based on what I've learned and continue to see in the field.
This isn't a collection of manufacturer brochures rewritten for the internet. My aim is to explain how flat roofing systems are put together, what can go wrong, what I look for during inspections and what property owners and building managers should consider before deciding on repairs, maintenance or replacement.
What you'll find throughout these guides:
- Practical explanations of the main flat roofing systems
- Real installation and detailing problems
- Common failure patterns and deficiencies
- Maintenance and inspection information
- Cold-climate and regional considerations
- Roofing system comparisons
- Real photographs and examples from the field wherever possible

System Comparison at a Glance
There is no single flat roofing system that is right for every building. Climate, roof use, drainage, substrate, installation method, budget and the quality of the detailing all matter.
Here's a simple starting point for comparing some of the most common commercial flat roofing systems:
| System Type | Often Considered For | Key Considerations | Cold-Climate Considerations |
|---|---|---|---|
| TPO | Commercial and industrial buildings, reflective roof assemblies | Weld quality, detailing, substrate preparation and drainage | Installation conditions and detailing need careful consideration |
| PVC | Commercial roofs, food-related facilities and some chemically exposed environments | System specification, membrane formulation, detailing and installation quality | Material selection and detailing matter in low temperatures |
| EPDM | Commercial and residential low-slope roofs, including ballasted systems | Seams, perimeter detailing, penetrations and membrane movement | Perimeter movement, seams and detailing require particular attention |
| SBS Modified Bitumen | Commercial roofs, high-traffic areas and cold climates | Installation method, laps, flashings and substrate preparation | A system I frequently consider for Canadian conditions |
| Built-Up Roofing | Existing BUR buildings, robust multi-layer assemblies and some high-traffic roofs | Existing condition, asphalt compatibility, drainage and overall assembly | Long history of use in Canadian roofing |
These are general observations, not specifications. The appropriate roofing system depends on the individual building, existing roof assembly, climate and project requirements.

Complete Flat Roofing System Guides
These guides take a deeper look at how the main flat roofing systems work, how they are installed, what maintenance they require and the types of problems that can develop over time.
TPO Roofing (Thermoplastic Polyolefin)
TPO is widely used on commercial flat and low-slope roofs. It can provide an effective roofing system when the roof assembly, membrane, welding and detailing are properly designed and installed.
In the field, I pay particular attention to seams, penetrations, perimeter details, drainage and previous repairs. A good membrane cannot compensate for poor detailing.

PVC Roofing (Polyvinyl Chloride)
PVC is another heat-welded single-ply membrane used extensively on commercial roofing. It can be particularly useful where chemical resistance or specific building-use requirements are important.
As with any single-ply system, the membrane itself is only part of the story. Welding, detailing, substrate condition, penetrations, drainage and installation quality all influence long-term performance.

EPDM Rubber Roofing
EPDM has been used on flat and low-slope roofs for decades and remains a common choice for commercial and residential buildings.
When I inspect EPDM roofs, seams, perimeter details, penetrations, membrane movement and previous repairs are some of the first areas I look at. These details can have a major influence on how the roof performs as it ages.

SBS Modified Bitumen Roofing
SBS modified bitumen is a roofing system I've worked with extensively and one I frequently consider for Canadian conditions.
The multi-layer assembly, reinforcement and flexibility of SBS can provide a robust roof, but installation quality still matters. Laps, flashings, penetrations, drainage, substrate preparation and the installation method all need to be properly considered.

Built-Up Roofing (BUR)
Built-Up Roofing is one of the traditional flat roofing systems and remains common on older commercial buildings across Canada and elsewhere.
These multi-layer asphalt-based systems can be extremely robust, but ageing, blistering, cracking, drainage, previous repairs and the condition of the underlying assembly all need to be considered when deciding whether to maintain, recover or replace an existing BUR roof.

Flat Roofing System Comparisons
Comparing roofing systems isn't simply about deciding which membrane is "best." The right choice depends on the building, climate, existing roof assembly, budget, installation method and how the roof will be used.

Flat Roofing for Canadian Winters and Cold Climates
Canadian roofing has its own challenges. Freeze-thaw cycles, snow, ice, temperature changes, drainage and winter installation conditions all need to be considered when choosing and maintaining a flat roofing system.
Rather than assuming one membrane is automatically best for every cold-climate roof, I look at the complete assembly and the conditions the building is exposed to.

Roofing Costs, Budget and Long-Term Value
Installation price is important, but it shouldn't be the only factor when comparing roofing systems.
Expected service life, maintenance, repairs, insulation, drainage improvements, access, removal of the existing roof and the quality of the installation can all affect the real cost of a roofing project.

Real Flat Roof Problems and What to Look For
This is an area of Flat Roofing Insights that I've been expanding significantly.
Rather than only explaining how a roof should work, I want to show what actually happens when membranes age, drainage is neglected, details are poorly installed or previous repairs begin to fail.
Wherever possible, I use real photographs and examples from roof inspections and service work to explain the problem, what I would look at next and the type of corrective work that may need to be considered.

Choosing a Flat Roofing Contractor
The roofing system matters, but so does the contractor installing it.
When comparing quotations, try to make sure you're comparing like for like. Two contractors may both describe a proposal as a "new flat roof" while quoting completely different assemblies, insulation levels, membrane thicknesses, installation methods, warranties and details.
Some things I would look for include:
- Experience with the roofing system being proposed
- Appropriate insurance and local licensing requirements
- Manufacturer certifications where relevant
- References for comparable projects
- A clearly defined roofing specification
- Clear explanation of insulation, vapour control and drainage where applicable
- Workmanship and manufacturer warranty information
- A clear explanation of what is included and excluded from the quotation

Flat and Low-Slope Roofing for Homes
Residential flat and low-slope roofing can involve different considerations from larger commercial projects, including access, smaller roof areas, rooftop decks, additions, garages and the availability of contractors experienced with specialist membrane systems.

Common Flat Roofing System Selection Mistakes
Over the years I've seen many roofing decisions become more expensive than they needed to be. These are some of the issues worth considering before choosing a system.
Mistake 1: Choosing on Price Alone
The problem: The lowest installation price doesn't necessarily represent the best long-term value.
What to consider: Compare the complete roof assembly, expected maintenance, warranty, insulation, drainage, installation quality and what is actually included in each quotation. You can also use the Flat Roof Cost Calculator as a planning tool.
Mistake 2: Ignoring Climate
The problem: Roofing systems don't operate in identical conditions everywhere. Temperature, rainfall, snow, wind and freeze-thaw cycles can all affect a roof.
What to consider: Look at the complete roof assembly and whether the proposed system and installation method are appropriate for your climate. See the cold climate membrane guide and SBS roofing guide.
Mistake 3: Looking Only at the Warranty Length
The problem: A long warranty doesn't automatically mean every type of roof problem will be covered.
What to consider: Understand who provides the warranty, whether it covers materials, workmanship or both, what exclusions apply and what maintenance obligations you have as the building owner.
Mistake 4: Treating the Membrane as the Whole Roof
The problem: Choosing TPO, EPDM, PVC or SBS is only one part of the roofing decision.
What to consider: Insulation, vapour control, substrate, attachment method, drainage, penetrations, flashings and perimeter details all form part of the finished roof. See the installation methods comparison and underlayments and base sheets guide.
Where Should You Start?
If you're researching a flat roofing system or trying to understand an existing roof, I'd suggest starting with whichever of these best matches your situation:
- Understand your roofing system – Start with the TPO, PVC, EPDM, SBS or Built-Up Roofing guide above.
- Investigate a roof problem – Use the leak, ponding water, condensation and repair resources to understand what may be happening.
- Plan maintenance or an inspection – Use the maintenance guides and inspection checklist to identify areas that should be checked.
- Compare replacement options – Read the system comparisons and installation resources before comparing contractor quotations.
- Use the free tools – Try the Flat Roof Advisor or Flat Roof Cost Calculator.
- Own or manage a commercial property in British Columbia? – View the BC Service Areas or learn more about Commercial Flat Roof Assessments.
Flat Roofing Insights will continue to grow around real roofing questions, real roof conditions and practical information from the field. My aim is to make it easier for property owners and building managers to understand their roofs before making expensive decisions.
If a roof is in good condition, that matters just as much as identifying one that needs work. The first step is understanding what is actually there.
